Northbrook House refurbishment announced

The Oxford Science Park (TOSP) has announced plans to refurbish and fit out Northbrook House, a prominent building it acquired last year. The development marks the latest step in the Park’s continued evolution, creating new opportunities for both prospective occupiers and its existing community of growing companies.

Comprising 23,088 sq ft, Northbrook House will be transformed into flexible, high-quality laboratory and write-up accommodation, suitable for either a single occupier or multiple earlier stage companies.

Designed to support a range of business needs, the building will offer suites from approximately 3,600 sq ft to the full building, providing flexibility for companies at different stages of growth, including the opportunity for a single occupier to secure a self-contained headquarters within the Park.

TOSP will deliver the ground floor comprising 8,500 sq ft of fully fitted CL2 lab and write-up space, with 6 air changes per hour. The remaining two floors, comprising 14,500 sq ft, will be made lab ready, shell and core, allowing flexibility to accommodate future occupier layout and MEP requirements.

The refurbishment, delivered by lab fit-out specialists Bulb and due to complete by the end of the year, sits alongside a broader programme of investment across the Park. This includes plans to enhance and upgrade innovation space within the Magdalen Centre, further strengthening provision for smaller companies, as well as proposals to deliver two new high-specification purpose-built laboratory and office buildings totalling up to 200,000 sq ft. These developments – Leggett Building and Plot 27 – are available as flexible, build-to-suit opportunities.

Northbrook House occupies an attractive setting overlooking Littlemore Brook and benefits from immediate access to the Park’s extensive amenities, including a café, conference facilities, fitness classes, and a vibrant programme of networking and community events.

The building offers generous parking provision and bike storage, is within a minute’s walk of frequent bus services, and situated close to the new Oxford Littlemore station which is set to open on The Oxford Science Park by 2029. The new rail link will provide fast, direct services to London and connections to Oxford city centre in approximately seven minutes.
